Roof leak detection & repair
01

Roof leak detection & repair

The damp patch is rarely under the hole. We trace the leak back to where the water actually gets in and fix that, not just the stain.

  • Attic inspection to follow the water’s path
  • Slipped, cracked or missing slates and tiles
  • Failed flashings, valleys, ridges and verges
  • Leaks around chimneys, vents and roof windows
  • We rule out condensation and plumbing, and say so if that’s the cause

Leak detection

How we trace a leak

Patching the ceiling stain almost never works, because water travels before it drops.

Start in the attic

Marks on the felt and timbers show the path the water took. We follow it back uphill.

Check the usual suspects

Chimney junctions, flashings, valleys, vents and roof windows.

Fix the detail

Repair or renew the failed slate, flashing or valley properly, not mastic over it.

Rule out the rest

If it’s condensation or plumbing we’ll tell you, instead of charging for a roof repair.

Questions

Things people ask us

How quickly can you come out for a leak?
Emergency call-outs run 24 hours a day, 365 days a year. Ring us, describe what you can see, and we’ll give you the earliest response we can. If a permanent repair can’t be done on the first visit we’ll make the roof weathertight and book the follow-up.
Why isn’t the damp patch directly under the leak?
Water can run several metres along felt, battens and rafters before it drops through. The stain shows where the water left the roof structure, not where it got in. That’s why we start in the attic and at the roof details, not at the ceiling.
Could it be condensation rather than a leak?
Sometimes, especially in a poorly ventilated attic. If that’s what we find we’ll tell you and recommend ventilation rather than a roof repair you don’t need.
Do you charge for a quote?
No. Inspections and quotes are free and there’s no obligation. You’ll get a written price with photos of what we found, and nothing starts until you agree it.
Repair or replace: how do you decide?
If the structure, slates or tiles are sound and the leak is down to a flashing, valley, ridge or a few slipped slates, a repair is the right call. If the felt has perished, the battens are rotten or you’re patching the same roof every winter, a re-roof usually works out better value. We show you the evidence and you decide.
Which areas do you cover?
All of Dublin city and county, plus work in Kildare, Meath and Wicklow. We’re based on the Long Mile Road in Dublin 12.
Are you insured?
Yes. Full public liability insurance, and we can provide a copy on request.
